I am a resident of South Florida, a Florida State Certified Building and Roofing Contractor, Licensed Insurance Adjuster, EPA Certified Lead Inspector, EPA Certified Renovator, RRP Lead Based Paint Instructor, and a Federally Approved HUD Inspector; now you know a little about the contractor you are about to hire.

I am the founder of 21st Century Fabrication, Inc. and KTG Property Solutions, Inc.

I am well versed in AutoCAD, AutoCAD Architecture, Visual Basic programming, MS Office products, all of the ADOBE products for the office and the web, and do most of the in house design on structural steel projects to insure the projects go smooth.   I have been involved in everything from building multi-story buildings (14 stories is the maximum height so far) to assembling frames for race cars on the Monster truck, Circle track, and Drag race circuits.

21st Century Fabrication, Inc. offers free estimates, detailed reports for proposed work, and a minimum warranty of one year on material and labor for all the projects we take on. We are well versed in grant, outside lender, and bank financed remodels and repairs. This picture is a commercial building that needed the deck and roof replaced. The owner did a walk through before purchasing the building and did not notice the damage to the roof deck. The project came as quite a surprise when it turned into a complete re-deck before we could do a re-roof on the building.

 

This is the commercial building shown above that needed the entire deck and roof replaced on a 18,000 square foot warehouse.



 

This is a metal roof that was replaced after completely restoring the front porch. The damage was part of the hurricane work we were blessed with in 2004.

Lake Mary Bridge

 

This is a bridge in Orlando. The bridge was for pedestrians and school traffic so schoolchildren did not cross a busy intersection. 


We installed the steel support structure for the roof and side panels along with about 550 feet of heavy-duty guardrail shown in the roll over picture.



T
he structure is designed for easy access for handicapped pedestrians. The entire walk area is sloped and staged so the wheel chair bound traveler can make the trek from one side to the other without serious constraints and obstacles hindering the travel.



The steel structure on the project was assembled on the road at night and lifted into place. We had to begin work after 6:00 PM and complete the work we did each night before 6:00 AM in order to open the road for traffic the next morning. Some of the nights ran close if something didn’t bolt right up.





 

South Caicos Island

 

This is an airport terminal on South Caicos Island.  This project had personnel speaking seven languages from seven different countries. 

 


Though communication was a challenge, our determination prevailed and we finished our portion of the project in three days.  We were blessed with being the joist and deck erector on the project.



Everything on the island was done by hand with minimal assistance from mechanics like we know them today.  What this means is NO CRANE, NO TRACTOR, NO OVERHEAD, here hold this up until I can take it from you.

 

 

Tilt Wall and Structural Steel

 

 

We do a lot of structural and miscellaneous steel for projects all over Florida.

 

 


The tilt wall projects we have been involved in often include, beams, girders, joist and deck, roof systems, stairs, and handrail along with some light gauge framing for a store front appearance.

 


Almost all of the work we perform on a project like this is new construction, but as you will see on the Remodel Page, we are beginning to do more remodels and build outs for some of the older  structures.

The stair and mezzanine picture is for an addition to a local church. When the project was complete, the total addition was a new drive up and entry to the church. Large glass door and windows, glass handrail, premium tile work, and a full-length mezzanine made this section of un-usable parking lot into a beautiful entry.



As I mentioned on the previous page, these pictures are some of the renovation and modifications that were made to one of the tilt wall buildings. The modifications are part of the rental package for the new tenant, who was extremely pleased once the project was complete.




As an EPA Certified Renovation Firm, we get into some of the residential and commercial properties that test positive for lead based paint. The projects are extensive when it comes to containment, safe work practices, and cleaning up.

Windows and Doors are a common replacement item in the residential market.  Remodeling instead of building has become the new trend since the economic slow down. Just changing the windows or doors in a home can make a big difference in the appearance and future resale value.


YES, when these windows and doors were done they sealed, they opened and closed correctly, and they look GREAT.

 

 



When we do the work, it is always fun watching the owner as they inspect, try, and test every unit when windows or doors are replaced. The pictures here show some of the experiences we have encountered during the recent years.




Some of the new wind loading calculations required here in South Florida have intensified the product, work, and inspection process. This is a project that required wider wood bucks in order to meet the new code requirements.

 

 

Some of the projects require a great deal of work, to meet the current code requirements. The new requirements will often times exceed the knowledge and ability of the local handyman.
